We finish to Level 4 or Level 5 depending on the spec. Most residential walls get Level 4 — three coats over tape, sanded flat, ready for flat or eggshell paint. Finishing is its own trade with its own sequence. Here's what we bring to every job — standalone or as part of a full Mudline installation:
Paper or mesh tape on every flat seam, inside corner, and butt joint. Corner bead set on every outside corner with the first coat pressed through the tape and feathered out. Every seam gets full embedment — no bubbles, no loose tape.
Two additional coats, each wider than the last. Seams feather out 12 to 18 inches on each side. Inside corners get a three-coat treatment. The goal: a gradual transition so thin it catches no light and no shadow.
Every joint sanded flat between coats and after the final coat. We run a light across the surface to catch ridges, scratches, and low spots before declaring it done. Vacuumed, wiped down, and inspected.
A thin layer of compound rolled or troweled across the entire surface — not just the seams. This eliminates the texture difference between the paper face of the board and the mudded joints. Critical for gloss paint and raking light.
Knockdown, orange peel, smooth, and custom textures — applied by hand or machine. We'll match an existing texture for repairs and remodels, or apply a consistent finish across new construction. Clean, consistent, and spec-accurate.

Level 4 is the standard residential finish and the most cost-effective. Level 5 adds a full skim coat and costs 20–30% more. The extra day of labor and material adds up across a whole house.
Smooth wall is the most labor-intensive — every imperfection shows. Knockdown and orange peel are faster and more forgiving. Custom and hand-applied textures take the most time.
More wall area = more tape, more mud, more sanding. High ceilings, vaulted spaces, soffits, and angled walls add access time. A great room with a 16-foot ceiling costs more to finish than three bedrooms with 8-foot walls.
Standalone finishing (tape, mud, sand only — board already hung) is priced differently than a full installation. We'll walk the hung board, check the fastener pattern and gaps, and bid the finishing work accordingly.
Tight schedules with compressed dry times cost more — we may need to run heaters, dehumidifiers, or quick-set compounds. Standard schedules with natural dry time between coats are the most cost-effective.
